Interest rates and repayment terms

The interest rate on loans granted to disabled Croatian Homeland War veterans varies depending on the percentage of their bodily disability

You repay the granted housing loan less the amount of the percentage of bodily disability. Members of the immediate and extended family of a deceased Croatian Homeland War veteran or a missing Croatian Homeland War veteran and a disabled Croatian Homeland War veteran with 90 percent and 80 percent bodily disability are equated with a disabled Croatian Homeland War veteran with 100 percent bodily disability, who have a one hundred percent discount when purchasing a flat or house.

When a housing loan is used in accordance with the provisions of the Act on Croatian Homeland War Veterans and their Family Members, a disabled Croatian Homeland War veteran will pay interest at an interest rate of 2 percent.

Greater discounts on loan repayments

If during the housing loan approval procedure it is established that you have initiated a procedure to determine a new percentage of bodily disability, the authority conducting the procedure will pause the housing loan approval procedure until the final completion of the procedure initiated by the application.

If a final decision, the effects of which extend to the time when you were granted the right to a housing loan, determines a higher percentage of bodily disability than the percentage you based your right to a discount on loan repayment, you will be entitled to request a greater discount and interest rates on further loan repayment.

Repayment periods

Repayment periods of a housing loan for the purchase of a flat or house, construction of a house and the difference in surface area are to be determined in relation to the corresponding flat and are as follows:
  • for a flat or house of up to 45 square meters – 15 years
  • for a flat or house of up to 60 square meters – 20 years
  • for a flat or house of up to 70 square meters – 25 years
  • for a flat or house of up to 80 square meters – 30 years
  • for a flat or house of more than 80 square meters – 35 years
In case of a loan for the continuation of construction and completion of the house, the repayment period is 20 years.

The repayment period of a loan for improving housing conditions is 15 years.

Depending on your creditworthiness, you may be granted a longer repayment period of up to 30 years, or a shorter period, of at least one year.
